Price by the surface, show it on the invoice
Most pressure washing is quoted per square foot for flat work — driveways, patios, sidewalks — and flat-rate per elevation for house washing. Putting 1,400 sq ft at $0.18 on the invoice rather than “driveway wash — $252” does two things: it shows the client the price was calculated rather than guessed, and it gives you a defensible basis when the neighbour asks for the same job at a different size. Keep a separate line for each surface so a client can decline the patio without renegotiating the driveway.
Say soft wash where you mean soft wash
Clients and insurers both care about this. Siding, roofs and painted surfaces are cleaned at low pressure with detergent; concrete and masonry take a surface cleaner at high pressure. Noting the method per line documents that you used the right one, which matters if someone later claims damage. It also justifies why house washing is priced differently from a driveway despite covering similar area — you're selling chemistry and care, not pressure.
The photos are the invoice
No other trade benefits this much from pictures on the document. A driveway shot half-cleaned, or a before-and-after pair of a stained patio, converts an invoice from a request into evidence — and those same photos are the marketing asset you'll want later, already captioned and attached to the job. Should I bill by square foot or per job?
Flat surfaces price cleanly per square foot; house washing, roofs and fleet work price better as a flat rate per elevation or unit, because access and risk matter more than area. Many businesses quote flat to the client but calculate from area internally — showing both on the invoice is a reasonable middle ground.
Do I need to itemize the detergent?
You don't have to, but a short materials line for detergent and surface treatment explains why a soft wash costs more than the same area of concrete, and it's usually taxed differently from labor in states that tax materials.
Should I offer a re-clean guarantee?
A short window — commonly 14 days — for touching up anything missed costs little and closes jobs. Put the exact wording in the invoice notes so the promise and its limits are recorded on the document, not just in a text message.
